Overview

We commissioned an architect to design Villa Modernos while keeping the brief simple: to encompass our vision to build bold and luxurious villas that stand out from the crowd. We believe this design delivers that and more.

Villa Modernos offers a sleek exterior using a modern twist with Mediterranean undertones to create a striking but elegant building with a breathtaking entrance. We used an L-shaped design for the building to maximise the build area, particularly for narrow types of plots.

Villa Details & Specifications

Ground Floor

We created this villa with the vision of modern open-plan living. This ground consists of three distinct zones: 1) Living area, 2) Kitchen area and 3) Dining area. Each zone has complete access to the garden and pool areas via stylish sliding floor-to-ceiling doors, giving you that true indoor / outdoor experience, which is exactly what living in Cyprus demands. When you open the main doors you will be greeted by the magnificent view of the garden and pool through the rear glass sliding doors. We carefully designed this view so every time you walk in through the front doors we put a smile on your face. The open plan nature of the ground floor allows you to configure an additional living space to suit your lifestyle such as reading or chill-out area. The ground floor also has a guest bathroom, cloakroom, and walk-in pantry / utility room.

Kitchen

High-end kitchen with high gloss units and impeccable design features. We can provide many different kitchen designs and colours, it is entirely up to you. We also provide integrated appliances including ovens, microwaves, and coffee machines from the likes of Dacor, Miele, Wolf, and Gaggenau. No luxury kitchen would be complete without a large kitchen island with space for a cooker, plenty of workspace, and 4 chairs. The island worktop comes in a variety of luxury materials including ceramic, marble and quartz.

Outdoor Living

Part of our brief was to provide the ultimate entertainment space and in our drawings, we believe we have achieved this.

First Floor

The first floor consists of three large double bedrooms, a large landing, and a spacious wrap-around terrace.

Master Bedroom

The master bedroom covers over 31m2 of luxurious space and comes with a fully fitted en-suite bathroom with a stunning bathtub and floor-to-ceiling tinted windows overlooking the garden and pool. The bathroom also has a walk-in shower and double sink with the right amount of light and space. Connected to the bathroom, we have a walk-in closet with ample space for his and hers clothes and is fully customisable. Additionally, there is space to have a dressing table or sofa, with sliding doors leading onto the spacious terrace and amazing views. As you can see, we have spared no expense to make this a truly luxurious bedroom.

Basement

Our basement level space really provides the ultimate play area for you, your family and guests. The options to configure this space are plenty and we have shown just one variation of this design. Ultimately, we can create whatever suits your lifestyle.

Roof Terrace

Our roof terrace has been tailored to outdoor living, with a kitchen and dining area which is perfect for those all-year-round barbeques.

In addition, we have left more than enough living space to lounge, sunbathe or simply absorb the beautiful views during the day and night. What could be a more perfect end to the day than watching the sunset whilst sipping on some cocktails and stargazing at the night sky.

Swimming Pool

Your swimming pool is the focal point of your outdoor space which is why we put so much emphasis on it.

The choice is totally yours, from the the type and style of tiles to use to the type of pool surround you would like. There are of course many other choices to make, including adding heating elements that truly allow you to use it all year round. We can provide 3 different types of pool:

We are very much about being transparent with our clients and confident that not only do we provide amazing luxurious villas but also at extremely competivtive prices.

We have listed below, Villas that are available right now (01/04/21) on the Market which you can compare against our Villa. A few things to note:
– Plot size: Generally most developers will purchase a piece of land and subdivde as much as possible to maximise the number of property they an build, thus resulting in tiny plots.
– Build size: Following on from plot size generally most Villas will be a lot smaller than ours yet a similar price!
– Swimming pools are optional! Absolutely not for us, if you are buying a Villa then you need to have a pool.
