We commissioned an architect to design Villa Modernos, the brief was simple: to encompass our vision to build bold and luxurious villas that stand out from the crowd; we believe this design delivers that and more.

Villa Modernos offers a sleek exterior using a modern twist with Mediterranean undertones to create a striking but elegant building with a breathtaking entrance. We used an L-shaped design for the building to maximise the build area particularly for narrow types of plots.

Ground Floor

We created this Villa with the idea of modern truly open-plan living. This floor consists of three distinct zones: 1) Living area 2) Kitchen area 3) Dining area

Each area has full and complete access to the garden and pool areas via stylish sliding floor-to-ceiling doors giving you that true indoor/outdoor living which is exactly what living in Cyprus demands.

When you open the main doors you will be greeted by the amazing view of the garden and pool through the fantastic sliding doors, we purposely created this view so every time you walk in through the front doors we put a smile on your face.

Living

A spacious area of over 16m2 with ample seating space for a large corner sofa and armchairs. A feature wall to hold an extra-large TV and recessed ceiling and lighting. The floor to ceiling sliding doors provide the most amazing light and views into the living space, giving a very open and spacious feel.

Dining

Perfect for a 10/12 seater dining table with luxury feature lighting. This room is absolutely amazing as it has two sets of sliding doors which, when open give you true indoor/outdoor living.

Kitchen

High-end kitchen with high gloss units and impeccable design features. We can provide many different kitchen designs and colours it is entirely up to you. In addition, we provide integrated appliances including ovens, microwaves, and coffee machines from the likes of Dacor, Miele, Wolf, and Gaggenau. No luxury kitchen would be complete without a large kitchen island with space for a cooker, plenty of workspace, and 4 chairs. The island worktop comes in a variety of luxury materials including Ceramic, Marble and Quartz

Outdoor Living

When you live in a country like Cyprus, which has over 320 days of sunshine then outdoor living is just second nature, therefore we have fully maximised the outdoor space covering over 186m2. We designed the outdoor space to seamlessly integrate with the indoors so when you have all the sliding doors open it really feels like a huge space. You can imagine just how amazing this space could be, the perfect space for that perfect getaway.

Part of our brief was to provide the ultimate entertainment space and in our drawings, we believe we have achieved this with:

First Floor

The first floor consists of three large double bedrooms, a large landing, and an amazing wrap-around terrace.

Living Space / Chillout Space

The first floor has a large landing which has space for a small sofa or armchairs, in our design we have added a hanging egg chair for that touch of modern luxury.

Master Bedroom

The master bedroom covers over 31m2 of luxurious space and comes with a fully fitted en-suite bathroom with a stunning bath and floor-to-ceiling tinted windows overlooking the garden and pool. The bathroom also has a walk-in shower and double sink with plenty of light and space. Connected to the bathroom we have a walk-in closet with ample space for his and hers clothes and can be configured as you see fit. In addition, there is space to have a dressing table or sofa with sliding doors leading onto the spacious terrace and amazing views depending on the location. As you can tell we have spared no expense to make this a truly luxury bedroom

Bedroom Two

The second double bedroom covers over 23m2, with a fully fitted luxurious bathroom and floor-to-ceiling tinted windows giving you an amazing view of the pool and garden. We also included a walk-in wardrobe with ample storage and fully customisable. The actual bedroom is a large space with additional room for a dressing table or large sofa, the great feature of this room is two sets of floor-to-ceiling sliding doors leading onto the huge terrace.

Bedroom Three

Bedroom three, covering over 25m2 has a luxury ensuite bathroom with a large walk-in wardrobe providing ample storage space and fully customisable. The bedroom itself is large with space to add a dressing table or large sofa, in addition, there is a large window providing ample light making it a spacious and airy room

Wrap Around Terrace

Lastly, we have a huge wrap-around terrace covering over 46m2 and running the entire rear of the property, and overlooking the amazing pool and garden. The terrace allows you to place sofas for the perfect chillout spot to watch the sunset and dining sets for that early morning coffee.

Our roof terrace has been designed with outdoor living in mind, we have added a small kitchen area which is perfect for those all-year-round barbeques and ample dining space.

In addition, we have left more than enough living space to lounge and sunbathe or take in the magnificent views you will have at the top of the villa, just imagine watching the sunset whilst sipping on some delicious cocktails, simply amazing.
